Repair or Replace? Five Questions to Ask About an Aging Roof

One of the most common questions we hear is whether a roof can be repaired or needs to be replaced. A leak does not always mean you need a new roof, and a patch is not always the cheaper choice in the long run. These five questions help sort it out.
1. How old is the roof?
Most asphalt shingle roofs are designed to last roughly 20 to 30 years, and the Georgia sun and humidity can shorten that. A roof in its first half usually makes sense to repair. A roof near the end of its life often keeps needing repairs, and the money is better spent on a replacement.
2. How much of the roof is affected?
A few missing shingles or one leaking pipe boot is a repair. When damage is spread across several slopes, or the shingles everywhere are curling and losing granules, a repair only fixes the spot you can see.
3. Is the deck sound?
The roof deck is the plywood or OSB under the shingles. Soft spots, sagging or rot mean water has been getting in for a while. Damaged decking has to be replaced, and that is usually done as part of a new roof.
4. Will the repair match?
Shingle colors and styles change over the years, and new shingles on an older roof can stand out. For a small, hidden area that may not matter. On the front of the house, it often does.
5. What are your plans for the house?
If you plan to sell soon, a new roof can help with inspections and buyer confidence. If you plan to stay for many years, a full system with a manufacturer warranty may give you more peace of mind than a series of repairs.
